Rental Agreement

Effective: January 2025

This rental agreement ("Agreement") sets out the terms and conditions governing the rental of Villa Kingfisher ("the Villa") by guests ("Guest" or "you"). By completing a booking, you agree to be bound by this Agreement.

1. The property

Villa Kingfisher is a private, adults-only villa located at Jl. Pantai Lebaoh, Nusa Lembongan, Bali 80771, Indonesia. The Villa is rented on an exclusive-use basis to one party at a time.

2. Occupancy

The Villa accommodates a maximum of four (4) adults. Only those named in the booking are permitted to stay at the Villa. Children under 16 years of age are not permitted. The Villa is adults-only.

3. Check-in and check-out

Check-in is from 14:00 (2:00 PM) and check-out is by 11:00 (11:00 AM) on the day of departure. Early check-in or late check-out may be available subject to prior arrangement and availability.

4. Booking and payment

A reservation is confirmed upon receipt of a deposit (typically 30% of the total stay). The remaining balance is due 30 days before the arrival date. Reservations made within 30 days of arrival require full payment at the time of booking.

5. Cancellation policy

  • Cancellations made more than 60 days before arrival: full deposit refund minus any bank transfer fees
  • Cancellations made 30 to 60 days before arrival: 50% refund of total booking value
  • Cancellations made fewer than 30 days before arrival: no refund

We strongly recommend that all guests obtain appropriate travel insurance to cover unforeseen cancellations.

6. Guest responsibilities

Guests agree to:

  • Treat the Villa and its contents with care and respect
  • Report any damage, breakages or maintenance issues promptly to the villa manager
  • Respect the privacy and quiet enjoyment of neighbouring properties
  • Not host events or additional visitors beyond the agreed occupancy without prior written consent
  • Comply with all applicable Indonesian laws and regulations

7. Damage and security deposit

A refundable security deposit may be required at check-in. This will be returned within seven (7) days of check-out, less any deductions for damage beyond normal wear and tear.

8. Limitations of liability

Villa Kingfisher and its owners accept no liability for personal injury, loss of property or any other damage sustained by guests during their stay, except where such liability cannot be excluded by law. Guests are responsible for their own safety and that of their belongings.

9. Governing law

This Agreement is governed by the laws of the Republic of Indonesia.

About the villa

A private oceanfront estate on Nusa Lembongan

Villa Kingfisher is a private vacation rental villa on the oceanfront in the Sandy Bay area of Nusa Lembongan, Bali, just steps from Lebaoh Beach, in a natural, luxurious neighbourhood. The 784-square-metre estate is rented exclusively to one party at a time, so there are no shared spaces and no other guests.

The villa sleeps up to four adults across two equal master suites, each with a king-size bed and a private en-suite spa bathroom that opens onto greenery. At the centre of the estate is a 20-metre infinity pool that runs from the main terrace toward the sea, framed by an uninterrupted 270-degree view of the ocean. The open-plan living pavilion is built in the traditional Javanese style, with hand-carved teak, natural stone and locally sourced materials, and a separate garden pavilion offers extra privacy for groups travelling together. Villa Kingfisher is an adults-only retreat, and every stay is supported by a dedicated villa manager and a local host.

Villa Kingfisher is booked as a whole, one party at a time, so the rate covers exclusive use of the entire 784-square-metre estate for up to four adults, including the 20-metre infinity pool and all gardens and terraces.
